The design team was engaged by Alexandria Real Estate Equities to develop a new 298,000 square foot, 5-story steel-framed cold shell for Illumina's new manufacturing business operations. This Type 1-B building includes two-levels of underground parking, a high bay warehouse 4-story wing with covered shipping and receiving docks, and the manufacturing and office tower wing. The building exterior is a combination of punched openings and stone in a contextural relationship with the campus buildings. A linear curtainwall feature engages the 4- and 5-story wings and defines the building entry at the corner of the site. Accent feature elements in metal panels express the technological nature of the business. The building is situated on the 42 acre site at the corner of Nobel and Judicial and is supported by expanded infrastructure in the central plant, site utility improvements, and exterior landscaped amenity areas, maintained by the site reclaimed water loop. Site access to the building included a traffic study to identify the best route for vehicles entering and leaving the site during peak operations. A new intersection is planned to eleviate traffic congestion engaging the building. In total, this project will provide 400 additional parking spaces and is designed to accommodate 1,000 employees in manufacturing, warehouse, and administrative functions.
